  1. You mention several times a "licensed Real Estate Agent Makes 3% sales commission!" Right? But aren't most agents working for a broker who takes half of that 3% commission unless it's an "in-house" transaction? Furthermore my understanding from 40 years of real estate experience has taught me, is that the MAJORITY of sales are split by the listing agent/broker who represents the seller and the another agent/broker who represents the buyer so that's why your statement is also misleading!!! I thought you "tell the truth" and are "above board!" The truth is, most real estate agents only make 1/4 of the 6% commission or only 1.5%!! Maybe it was just an oversight by you but since you consider yourself "the best"and are a guru teacher maybe you need to revamp this video and disclose this most important fact. I'd really like to hear back from you about this obvious mistake!!!

  2. Hi Phil! My wife and I are new investors and love your videos. Do you ever make it Virginia Beach area?

  4. Hey Phil! I attend world outreach. Thank you so much for your work for the new building! I was very interested in getting into investing. Would you consider mentoring? Or how do become a student of yours?

  5. Physician interested in part time real estate investing [primarily multi-occupancy homes] in NYC. Prices are high, and commission quickly adds up. Although I am a beginner, I think I should get my license to save 30 grand or so. Any flaw in this logic, Phil?

  6. I am going to take the Real Estate Exam on the 21st of June. In Texas it's 6 core classes and a Prep class. In Real Estate School they teach you what is the difference between a riparian right and a littoral right not much else. I did learn one thing in class however. My brother in law was selling his house and the appraisal came in $10,000 below his asking price. I told my brother in law to give the guy a $10,000 loan for 5 years. Problem solved.

Having 13 rental properties the advantage is if I have 10 applications for one rental property, the other 9 people I could find another rental property for and make a half months rent in commissions on each prospect I find a rental for.

  7. Hi Phil, what age do you think is more advantageous to become a real estate agent/investor? I'm 27 yrs old and just got my license but I feel discourage sometimes from my lack of experience that people can perceive also I look like I'm 19 lol. Sometimes I feel like maybe I m not ready?! Does your age matter in this business?

  8. I hear that another con of being a licensed agent is that you have to disclose everything. Not that you have anything to hide, but you are held more respsonsible and liable for the information you have. And you are not allowed to withold even the smallest piece of info?

  9. WHAT IF I PRETEND I DONT HAVE A LICENSE THOUGH I HAVE ONE, AND DO REAL ESTATE IN LETS SAY SMALL HOUSES, ANS WHEN I FEEL LIKE DOING BIG DEALS I SHOW MY LICENSE TO GET THE DEAL …..I MEAN IS IT REALLY IMPORTANT TO SHOW THE LICENSE
