Real Estate Investment Analysis, Video #1: The Quick Analysis

In this series of videos, we’ll examine the basic financial analysis of a potential real estate investment, using a mixed-use property as our example. In future episodes we’ll perform an in-depth analysis of this property, but for this first video we’re going to start the way many investors might: with a quick and simplified first pass. Our purpose here is to vet some of the key numbers in order to decide if we think this property is worth taking a more careful and in-depth look.

  1. Cash Flow before taxes: 80,524.

    NOI- Debt Service= Cash Flow BEFORE taxes

    However, aren't Taxes included in the NOI calculation? I'm new to this, but how can this equal Cash Flow BEFORE taxes if NOI includes Taxes (42K in 2012). Would that make Cash flow before taxes 122,524, or am I missing something?

  3. Great Video clip! Excuse me for the intrusion, I would appreciate your thoughts. Have you considered – Lanin Spectacular Real Estate Formula (do a google search)? Ive heard some awesome things about it and my cooworker surprisingly stacked life changing amounts with it.
