This webinar will parse the fundamental components of real estate finance so that participants will better understand the financial pro formas that real estate developers present to planners and economic developers when seeking public approvals for projects. Three finance exercises involving realistic real estate developments will then be conducted. The first will demonstrate a simple project involving equity and debt but that does not involve public participation. The second will be a project that requires a public-private partnership and the consequent effects on the finances of both parties. The third will get a little more complicated as an urban redevelopment project involving not only a public-private partnership but also tax credits and tax increment financing, demonstrating the impacts on the financial pro forma and the economic value of the investment to the developer and, separately, to the public entity.
